Covenants & Restrictions

The Declaration of Covenants, which is recorded against all property at Woodhaven Lakes, sets forth certain rights and obligations that members have to each other, rights and obligations that the Board of Directors have to the members, and obligations that the Board of Directors and the members have to maintain common properties, buildings and roads. The Board of Directors and the general membership also have an obligation to preserve and maintain the natural resources at Woodhaven Lakes which includes the lakes and trees.

In addtion to the rights and obligations set forth in the Declaration of Covenants, the Board of Directors has set forth the following Preamble as established in the By-laws for The Woodhaven Association:

  • Conduct its affairs with the highest ethical, moral and legal standards;
  • Enforce the Covenants and Restrictions equally and uniformly;
  • Adopt Rules and Regulations for the general welfare of Woodhaven Lakes;
  • Provide security for members of Woodhaven Lakes;
  • Protect and preserve the lakes, trees and other natural resources of Woodhaven Lakes;
  • Provide supervised recreational activities and educational programs for the benefit of all property owners;
  • Communicate with property owners concerning decisions made in their behalf including why those decisions were made;
  • Operate businesses within Woodhaven Lakes which benefit the property owners and the general welfare of Woodhaven Lakes;
  • Levy an annual assessment in the amount needed to administer, operate and maintain Woodhaven Lakes to protect the current investment of property owners; and
  • Foster a cooperative relationship with neighboring communities and local govnernment agencies.

 Rules and Regulations

Woodhaven Association has established a set of Rules and Regulations to protect all property owners, their families and guest's leisure time while at Woodhaven. Below is a brief summary of the rules and regulations.


Criminal Conduct:
All Illinois statutes apply and are enforced at Woodhaven Lakes.

Specifically:

  • No person under 21 years of age shall possess or consume alcoholic beverages;
  • You cannot drive or physically control any motorized vehicle within the boundaries of Woodhaven Lakes while under the influence of alcohol or drug (legal or illegal).
  • The use of Woodhaven roadways are restricted to licensed vehicles and operators.
  • All property owners and guests shall obey all traffic control devices placed by the Woodhaven Association. Compliance shall be consistent with the requirements of the State of Illinois concerning similar traffic control devices upon public roads.
  • All campsites are privately-owned property. No trespassing is allowed.

 General Rules:

  • Although members are expected to exercise courtesy regarding noise levels at all times, specified quiet hours are from midnight until 7:00 a.m. every day.
  • During quiet hours, it is a violation for any person to operate any loud power or sound equipment or to perform any activity that produces a nuisance noise level.
  • Unless otherwise stated, the speed limit on all Woodhaven roadways is twenty (20) miles per hour. Speed limits are strictly enforced by Public Safety.
  • Parking is permitted only where expressly allowed. No vehicles may be parked on any Woodhaven street or roadway, unless absolutely necessary.
  • When necessary, vehicles must be parallel parked along roadways with a least 50% of the vehicle off the road.
  • Passing of slow or standing vehicles may be done on the left side of the roadway when such a maneuver can be done without interfering with approaching traffic. Passing is prohibited on hills, curves or within 150 feet of intersections.

By-Laws

The By-laws established by the Woodhaven Association are the guidelines and rules to govern the internal affairs of the Association and the Board of Directors. The By-laws set forth membership and voting rights, meetings, election of Directors, powers of the Board of Directors, financial management by the Board, officers and committees, and duties of members.
